Modular Homes

Modular homes can be a faster and more affordable new home construction option for many people looking to build a home in Eagle County. Modular homes are very similar to traditionally built, new construction homes in many ways. In general, they offer similar quality and the options as a traditional on-site constructed home but are partially constructed indoors in a factory, while traditionally built houses are built entirely at the build site. Also, modular homes appreciate and gain value the same way traditional buildings do because once a modular building is fully assembled, it is near impossible to tell the difference between it and a traditionally built home. 
Modular homes are built to Colorado State Building Codes and once delivered to and assembled in Gypsum, will be subject to all applicable Gypsum Municipal Building Codes and Ordinances.

The Town of Gypsum Building Department can assist by completing on-site build and utility inspection of the following:  

  • Footings 
  • Foundation 
  • Underground plumbing, electrical, and gas line connections 
  • Final Inspection - can include property clean-outs, doors & frames, egress windows, stairs and handrail safety, decks or patios, on-site builds such as garages (on-site builds and foundations may have additional fees applied)

What exactly is a modular home? 

A modular home is not a mobile home, it is simply a home that is built off-site, as opposed to on-site. These homes are often called factory-built, system-built or prefab (short for prefabricated) homes. Modular and manufactured homes are not the same. Manufactured homes are not usually placed on permanent foundations. 

What is the difference between modular and manufactured homes? 

The difference between modular and manufactured homes is often in the permanence. For instance, modular homes are placed on a permanent foundation. Whereas trailers, or manufactured homes are built on a steel chassis with wheels attached. This is so the trailer can be moved or towed. 

Which brand of modular home is the best? 

This office can not recommend one manufacturer over another.  Buying a manufactured home is much like buying an automobile. You can buy compact, midsize or full size, and you can purchase lesser quality, medium quality or expensive.  A lot depends on your taste and the amount of money you are willing to spend

Who can legally install/setup my home? 

The state of Colorado requires the home to be set up by a Colorado certified installer.  

You cannot set up your home, but you are allowed to pour the concrete foundation.  If you pour the foundation, it must be inspected by the Town of Gypsum building official before the retailer can legally install your home. 

What is the most important part of modular home buying? 

Get everything that you and the retailer have agreed upon in writing.  For example, they cannot help you get an air conditioner that you have been promised unless you have it in your sales agreement. 

Once a modular is factory built, the finished products are covered and transported to their new locations, where they are assembled by a builder. In the process of transportation to the property site, a modular will endure regional and environment impacts (better known as mountain roads and Colorado weather) which may require modular on-site attention. 

If I have a problem with my home during the first year who do I call? 

Call the retailer or the manufacturer of the home. In most cases, your retailer or manufacturer can assist you with your concerns.  If the concern is not addressed, the homeowner may contact the Colorado Department of Local Affairs Division of Housing for assistance.  

The Town of Gypsum is not responsible for issues or damages to modular homes covered by State regulations.  (I.e. Plumbing, electrical or gas lines hidden by drywall, heating or A/C issues or appliance damage or malfunctions.)  In these cases, please locate Certification Plate for contact information.  Modular Manufacture plate is normally located in your utility room or kitchen cabinets.
